|Recommended: YesBeautiful and Cozy for a Great Price — These apartments are amazing the staff is always willing to help and accommodate almost any of your needs and are vigilant on keeping all of the amenities up to working standards. Anytime I've needed maintenance or pest control to come in they were there at a moments notice and fixed the problem almost immediately. Having the Hillsborough River in my backyard is wonderful and such a large backyard is great for cookouts. Would definitely recommend this complex to anyone who is looking for a nice place to stay.

|Recommended: YesQuiet and Serene — The apartments are older, yet well-maintained. The grounds are well kept, however, since COVID, we have not been able to freely use the amenities as we like. That being said, the management has been very responsive in their response to COVID, and they promptly respond to maintenance requests in a timely manner as well.
If I had to complain about anything, it would be that they need more dumpsters on the southeast side of the property. Weekend trash accumulates very quickly in the one dumpster and makes the parking area unseemly with overflowing trash. I would also like to see an over the range microwave added in the apartments perhaps as an incentive to renew because the kitchens are tiny and a countertop microwave takes up a lot of counter space.
The price is reasonable for being located directly on the Hillsborough River, and I am satisfied as a tenant here.

Good price and size for 3bedroom
Front office is very nice
Maintenance men always riding around handling things and you can tell they working always picking up the residents leave trash any and everywhere
They do a good job with making apartment look up to date so you can decor it cute. I thought at first 3 bedroom floor plan was odd but you will appreciate when you live here.
Master is not near other rooms
3bdrm only units with washer dryer
Also not sure if it’s just 3bdrm buildings typically we move less but not any bug problems. Especially with apartments you hear stories but you pay pest control. i personally never used it I bought Nuvan Pro Strips off Amazon god sent and I haven’t had any problems at all.
Also although you may be like I don’t know about them because we right off 56th st across from tallyho but everyone I see in here works has a family and we not with the BS everyone minds they business and I haven’t seen anything crazy or heard anything really happen crazy.

Cons
The gate never works and honestly how it’s set up when you pull in you might as well take the gates out. Everyone gets backed out into 56th st
Which brings me to parking...the strict strict on the towing so make sure your guests park visitor but honestly how parking is those in buildings more towards center we have a far park and walk so not good for grocery day.
Also when it rains to get to your apartment the side walks will be flooded one thing I really don’t like about the apartments is how some of the buildings set off in a middle.
Not all residents seem to respect where they live or maybe it’s the guests they bring but they leave trash all over. It’s shameful and embarrassing honestly they make a nice complex look trashy for no reason. Maintenance man can’t do his job because he picking up garbage all day.
They need to do something with the colors of the buildings it would make it look more modern they can be overlooked when driving by and makes it look old when the insides are all updated
Get a better lawn care service that will make it look nice with new plants.
Pleas do something with these raggedy old stairs and doors on our buildings. Maybe then we would want to keep our breezeways cleaner LOL but seriously.
In apartment only thing I don’t really like is master bath has separate for toilet standup shower so you have to always run that loud old ass fan to make sure you keep the moisture out.
Last thing the way the AC system set up the house will be igloo but because the master bedroom only has 1 vent the room is always hot. They have 2 vents in small hallways and 3 between living room and dining room. They could have one of those up

|Recommended: YesGreat space for your money — If you want an apartment with great room at a reasonable price this is It is a quiet community and people keep to themselves. If there is any issues I would say parking but even with that you get so much more so it that seems like a small inconvenience. I would recommend this apartment complex to anyone
|Recommended: YesGreat community, but they lack some attention to detail. — This community is in a very convenient location, it is pretty calm for the most part, and appealing to the eyes and senses. Although, when entering my apartment for the first time, there were many flaws all over the apartment. I noted what I needed to be fixed in my first walk-thru notice, but these fixes have yet to be addressed even now as my lease comes to an end. I would still recommend people to live here.

|Recommended: YesAffordable Clean — The are apartments are older, but they keep things nice and clean and make sure that things get fixed or replaced quickly. The staff is always courteous and professional. Communication with residents is ideal and meaningful. The apartment itself is VERY spacious. It's definitely a steal in Tampa, where apartments are not all that large or reasonably affordable.

|Recommended: YesA lot needs to be fixed with prioritizing and staff, but overall decent — It’s ok, the apartment itself is great. Pricing could me worked on. The people are loud and annoying if someone has kids or elderly they should be on the bottom floor. It’s dumb to have someone with kids upstairs and someone else with a family under them. My kids are trying to take naps and sleep at a certain time and kids upstairs are running around in and in the hallway stairs apartment. Every person who moved in on top of me was loud and it was ridiculously loud. They all had kids So future reference just be wise people with kids should be down stairs and elderly need priority parking close to their home and make sure they don’t have too many steps and dips to worry about just to get to their home. That ridiculous. care about your resident more then the money. Especially in this hard time of COVID-19. No one is working let alone getting enough hours to pay this ridiculous rent. The assistant referrals given shows lack of caring because we all know this is an income based residence so help with rent can’t be given. Once again care for your residents more then the money. Other then that decent apartments. Maintenance needs to be more clean and careful due to having to fix 7 flat tires because of nails in the road. They’re careless and messy. And who is gonna compensate for that You
